Environmental Site Assessments : Phase I & Phase II Due Diligence
ALTEC has conducted hundreds of Phase I Environmental Site Assessments on properties to identify environmental liabilities and determine if past or adjacent land uses have resulted in environmental degradation. We conduct our environmental site assessments to gather sufficient information to develop an independent professional opinion about the condition of the property with a focus on establishing "due diligence" for our clients so that they may make appropriate decisions prior to property transactions. Phase I ESAs involve historical and visual assessment of the property with the intention of identifying any obvious adverse recognized environmental conditions, suspect activities, or hazardous waste storage/disposal sites on or near the subject property.
ALTEC performs Phase I ESAs in general accordance with guidelines set forth in the American Society for Testing and Materials (ASTM) Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process (Designation: Practice E1527-05). National and state databases, historical aerial photographs, historical topographic maps, Sanborn Fire Insurance Maps, and personal interviews with knowledgeable parties are utilized in gathering information to arrive at a conclusion as to environmental liabilities associated with each property.
A Phase II is often required when the Phase I ESA indicates a recognized environmental condition(s) is associated with the property. Phase II ESAs involve sampling of soil and/or groundwater to test for the presence of suspected hazardous substances or petroleum products.
